Here are some of the things I can do for you as your Realtor if your are looking to buy a new home. I will:

  • meet with you to discuss your needs and goals, as well as the parameters of the client-agent relationship. We will prepare a competitive market analysis and will assist you in determining the most effective listing price for your property. We will provide you with a Seller’s Kit which includes detailed information about all aspects of the home selling process.
  • provide you with an estimate of the proceeds for the sale of your home.
  • If necessary, develop a plan to enhance your home’s ability to attract potential buyers.
  • list your property in the multiple listing service(s), place a For Sale sign on the property, and arrange for the creation of a virtual tour for your home on the internet.
  • promote your property to other brokers and agents.
  • promote your property on the internet via cabbagetownchronicles.com, fmls.com, homescenes.com, as well as other sources.
  • show you all the the listings that fit your wants and desires in the Intown neighborhoods. If you are looking in Buckhead or even Ansley, that is out of my scope for I prefer to stay close where I have personal relationships and understand the market like no one else.
  • create and distribute promotional flyers for your property, and maintain a box of flyers on the property for potential buyers.
  • provide a copy of your seller’s disclosure statement to prospective buyers.
  • provide you with regular updates regarding buyer activity and ongoing marketing efforts.
  • obtain financial qualifying information on all buyers who make purchase offers.
  • present all purchase offers as they are received and will assist you in evaluating them and in negotiating a fair and reasonable agreement.
  • once an agreement with the buyer has been reached, we will assist in coordinating the efforts of the termite inspector, buyer’s mortgage broker, and closing attorney to successfully complete the transaction. We will monitor the process of satisfying all of the terms and conditions of the sales contract, and will keep you informed as the transaction progresses.
  • accompany you to the closing and will facilitate the exchange of documents, keys, warranty information, etc.
    Another reason I like to keep my business to Cabbagetown and it’s close by neighborhoods is that I want to stay in touch with you after the closing. OF course I will continue to check on you directly after the closing to follow up on any remaining details, and to be sure you are completely satisfied with your home selling experience, but I want to be there where I can continue a relationship for years after. Not only have I developed good friends that way but I have been able to help people as they move in, and then move up and sell their homes over the years.
